WHAT IS A GENERAL HOME INSPECTION?

A general Home Inspection is an independent evaluation of a home’s components based on the simple criteria of durability and serviceability. A limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home Inspections are  conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components. A general home inspection is an examination of the current condition of a house. It is not an inspection to verify compliance with appropriate codes. Before you list your property for sale, have it inspected so you have an opportunity to see your home from the buyer’s perspective. This may give you time to do those repairs to make a fast, smooth sell of you home. 

AS A BUYER:

Make it a part of your purchase agreement with the seller as a contingency upon your approval. The purchase of a home is a very large investment. Most people don’t have a trained eye to see all that a professional home inspector sees, much less the time to thoroughly go through a home to inspect it. An average Home Inspection will take , on average 4 hours to complete. It is wise to hire a professional home inspector when investing in a home. If you use us for your home inspection you will get quality results. 

As a home owner:

You may just want to have one done as a health check. As home ages and we are human and you may over look things you see every day. We at Lewis Home Inspections believe that a inspection is good to have every 10 years.

WHAT IS A SEPTIC SYSTEM? 

Onsite wastewater treatment systems are used to treat wastewater from a home or business and return treated wastewater back into the receiving environment.  They are typically referred to as septic systems, because most involve a septic tank for partial treatment.

The most common and traditional septic systems consist of a septic tank that gravity flows to a soil adsorption field for final treatment and dispersal.  The septic tank allows particulate matter to settle to the bottom of the tank so that large solids do not plug the drain field.  An effluent screen placed in the outlet of the septic tank is used to filter suspended solids out of the effluent.  Final treatment and dispersal of the wastewater takes place in the soil adsorption filed.

A non-traditional system performs the same basic actions as the conventional septic systems.  Differences arise when location, space, laws and regulations, soil type, and/or quantity of wastewater being treated become a limiting factor.  A non-traditional system in this case refers to any OWTS that uses pumps or advanced treatment.  These systems use technologies that require greater frequency of operation and maintenance.

 

 

The purpose of an inspection/evaluation is to assess the current function of an OWTS under normal operational conditions for real estate transactions. The inspector only has a reporting obligation. The results of the assessment report should not be misinterpreted to conclude that any deficiency noted is a violation of state law. However, the system may be found in violation if the local health authority receives a complaint from an aggrieved party or adjacent property owner that the system presents a nuisance, or imminent health hazard. The local health officials would conduct an investigation to determine whether a violation exists. The information in an inspection/evaluation report should be used as a tool for individuals to make an informed decision regarding the current condition of the OWTS. Deficiencies noted may indicate a need for increased maintenance to keep the OWTS functioning properly. It must also be clear to all parties that the assessment report does not impede the real-estate transaction from continuing.

Most people don’t want to do what the inspector has to do for your inspection.  An average Septic Inspection will take , on average of 2 to 4 hours to complete. It is wise to hire a professional Septic Inspector when investing in a home. If you use us for your Septic Inspection you will get quality results. 

As a home owner:

You may just want to have one done as a health check. As system ages parts of your system will start to fail or just need some maintenance. We at Lewis Home Inspections believe that you should have your tank pumped every 3 to 5 years, and have a inspection done every 5 years.

SEPTIC AND WELL INSPECTION SPECIALISTS

On a Well Inspection a flow test to determine system output and a check of the water level before and during pumping, pump motor performance (check amp load, grounding, and line voltage), pressure tank and pressure switch contact, and general water quality (odor, cloudiness, etc.).
